The room was a beautiful painted ceiling and available with excellent water pressure and a beautiful painted ceiling, as for instance. It was nice to have an electric kettle, a fridge and glassware available. Location: the hotel was near to Colosseum and Vatican, Fontana di Trevi, and the Spanish Steps and the Trevi Fountain.

Particularly good and excellent location for visiting bars and restaurants. For tea or coffee visit Trecaffe' nearby. A private safe, central heating, and an iron available in the triple room. Local food for breakfast.

The location was good and the room, linen and towels very clean.
The breakfast had to be taken in a coffee shop outside the hotel and consisted on;ly of a hot drink and croissant.

Perfect location, really friendly and warmly owners. We stayed in room number 35, it was enough big and there was fresky painting in the celiing

Eva was extremely friendly and charming. She went out of her way to help and did an excellent job communicating with us in English. She was accomodating in all ways and I would highly recommend her B&B if you are looking for a centralized location to visit the many sites in both ancient Rome as well as the Vatican. The B&B was within walking distance (15-20 minutes) from many sites and the subway and bus stops were also close by.
There is no real parking unless you are able to find a spot on the street (virtually impossible) or want to park at a public lot for approximately 15-20 Euros a day. This parking dilemma is not uncommon though in Rome. The breakfast could have had a little more variety.

The main reason I booked with Eva's Rooms is because of it's convenient location. It is a 5 minute walk to the Spanish Steps, high-end shopping area, and the Metro. The location was perfect- you can walk everywhere from here, and take the Metro if trying to see Vatican City. I loved the decor of this B&B. Everything was clean and the staff was wonderful! I felt like I was living in my own apartment. Breakfast is delivered to your door every morning. Also, as a solo female traveller, I felt safe staying here.
The bed wasn't the most comfortable, but I still slept well.

Loved the fresco painting on the ceiling of our bedroom. The air conditioning was fine in our room, but the sitting room outside and the hall and kitchen area was way too hot. Good location for walking to Trevi Fountain and Spanish Steps.
The wifi would not work in our room and we had to sit at the kitchen table-too hot! The breakfast was the same everyday, packaged everything, no fresh fruit.

Clean, GORGEOUS hotel, airy rooms and welcoming staff. Exceptionally comfortable beds and a safe box, multi-channel TV and a refrigerator. Magnificent and incredible location quite close to a noisy square.

I had booked via Booked.net writing a comment about the fact it was our first time in rome for a romantic weekend. Not only had Eva's received the message but also prepared a bottle of sparkling wine with a welcome note for our "romantic weekend". I thought it was great customer service,and a nice attention which made our weekend even more enjoyable. On top of that the B&B is 1mn to Trevis'fountain and 3mns from Plaza di Spagna. All the rooms of the B&B have beautiful old painted ceiling from past century which makes you feel you are in a very special place. Breakfast is delivered to your room...it is romantic. There are no access to internet or place to meet other guest really, but it is very enjoyable to come back to our room

I loved the cozy atmosphere with beautiful fresco ceilings in my room that instantly transported me to another time! The perfect location made every Rome attraction just a short stroll away, allowing me to soak up all the iconic sights. Plus, the complimentary coffee available at any time was a good perk that fueled my daily adventures.

First off location. It is very near the Spanish steps and withing walking distance (1 mile) of many of the most important sites in room. The rooms were quite spacious and well airconditioned. There was also free internet and an elevator. The place was more like a boarding house, where you could keep your own key, and there was a key to the door to a portico, a gate to the main entrance and a key to the room, and you had to keep it. There was also a safe in the room, but it was not bolted down. The staff was extremely helpful, and stayed until 11:30 pm to check us in when our train was delayed. There were about 400 italian tv channels, but everythign was only in italian. There was a grocery store nearby and a bankomat for withdrawing cash. The place was only 200 m from the 175 bus stop at the fountain of trevi-tritone stop.
The internet signal on the first floor was weak, and sometimes the internet didn't work. Staff generally was only there until 8 pm, but I believe the owner lives on the premesis. The shower was a flexible hose type, but the fitting was broken. One night the front buzzer got stuck and we didn't know was the buzzing noise was (alarm?) and nobody responded on the contact numbers. We eventually figured it out, but the lack of someone to contact in case of emergency was disconcerting.
